Austin and Dripping Springs Real Estate Market Update: Autumn 2026

October 19, 2026 | Christie’s International Real Estate

The Austin-area housing market has settled into a period of balance after the rapid swings of the past several years. Inventory is more plentiful than it was a year ago, mortgage rates remain elevated, and buyers are taking more time to compare homes before committing. For sellers, this environment rewards careful pricing, strong presentation, and patience. For buyers, it offers negotiating room that was largely absent from 2020 through 2022.

The Austin Metro at a Glance

Unlock MLS figures for the five-county Austin metro show a median sold price of $438,000 in July, an increase of 1.8 percent from the prior year. The average sold price reached $586,150. Price per square foot, however, slipped slightly, with the median declining 1.8 percent to $214.

Supply is the clearest change. Months of inventory stood at 4.7 in July, compared with 3.5 a year earlier. Homes spent an average of 74 days on the market and sold at roughly 97.5 percent of list price, which suggests that well-positioned properties continue to close, though with more negotiation than before. Redfin’s first-half data point in the same direction, reporting a median of about 89 days on market for the metro.

Figures differ among sources because of variations in geography and reporting periods. The consistent theme is a market that has cooled from its peak without collapsing.

Dripping Springs: A Hill Country Market With More Choice

Dripping Springs sits at a higher price point than the metro as a whole. Zillow reports a typical home value of $700,624 as of June 30, a decline of 1.7 percent over twelve months, with a median sale price of $709,167. Homes reached pending status in a median of 55 days, and the median sale-to-list ratio was 98 percent.

The negotiating picture is notable. About 74 percent of sales closed below list price, while roughly 10 percent closed above it. Active inventory reached 317 homes, and new construction has added meaningful competition, with builders offering rate buydowns and upgrades to attract buyers. Resale properties, particularly acreage and Hill Country homes with distinctive character, are measured against those incentives.

Mortgage Rates Continue to Shape Demand

Freddie Mac’s weekly average for a 30-year fixed mortgage was 7.40 percent on October 8, up 0.12 percentage point from the week before. Zillow’s daily figure was 7.36 percent on October 15, about 1.09 percentage points above a year ago. The Federal Reserve meets October 27 and 28, and most forecasts anticipate rates holding near current levels through year-end. At these rates, monthly payment is the deciding factor for many households, which makes price, seller concessions, and financing incentives especially influential.

What the Market Means for Sellers

Autumn typically brings a seasonal decline in showing activity, and buyers in 2026 are selective. Several principles apply in this setting:

  • Pricing should reflect recent closed sales rather than prior list prices or earlier peaks.
  • Condition and presentation carry more weight when buyers have many alternatives.
  • Concessions, including closing-cost assistance and rate buydowns, can improve a buyer’s monthly payment without a reduction in list price.
  • Listings that accumulate days on market invite negotiation, so an early, well-considered adjustment often serves a seller better than a late one.

What the Market Means for Buyers

Inventory and time on market have shifted leverage toward buyers. Price, repairs, closing costs, and other terms are all open to discussion on properties that have been available for several weeks. Buyers who are prepared with financing in place can act decisively when a home meets their criteria.
